Living in Lakewood Ranch

Lakewood Ranch covers more than 33,000 acres straddling the Manatee and Sarasota county line, which makes it less a neighborhood than a collection of them. For several years running it has ranked at or near the top of the national list of best-selling multigenerational communities. That statistic gets quoted a lot. What it actually means for a buyer is that the place was planned before it was built. The trail network, the medical campus, the sports fields and the town centers were drawn on paper first, and the houses filled in around them.

The planning shows up as choice, and the choice is wider than most people expect. Country Club East and Lakewood National sit behind gates and wrap around golf. Waterside is the newest piece, on the Sarasota County side, built around a lakefront town center you can reach by boat or by golf cart. Del Webb and Cresswind are 55 and better. Star Farms, Mallory Park and Polo Run cover the family-sized new construction bracket. Greenbrook and Summerfield are the older villages, where the trees have actually grown in. A maintenance-free villa starts in the mid $300s. A custom estate on the water can pass $4 million.

Here is the thing nobody mentions at the model home: CDD fees. Most Lakewood Ranch villages carry a Community Development District assessment on top of HOA dues, funding the infrastructure that made the village possible in the first place. It varies enormously. Two houses a mile apart, similar square footage, similar list price, can differ by a few thousand dollars a year once the CDD is counted. It lands on the tax bill and it does not always appear on the listing sheet. I pull the assessment for every address before we tour, and I put the true monthly carrying cost next to the sticker price so the comparison is honest.

The second thing worth knowing is that new construction sets the ceiling on resale. When a builder in Star Farms or Esplanade at Azario is buying down an interest rate or covering closing costs, a resale two streets over is competing against that entire package, not just against the asking price. Sellers who price to last spring rather than to this month sit on the market, and then they chase it down.

Most of my Lakewood Ranch clients arrive from one of two directions. Families relocating from out of state, often for a role with one of the medical or professional employers along the I-75 corridor, who want the school district and a house that needs nothing. And buyers coming down from the Northeast and the Midwest who want a second home they can lock and leave for eight months of the year. Those two groups want nearly opposite things from the same zip code. It is why the village you pick matters more here than the floor plan does.

On logistics: University Parkway and SR 70 carry most of the traffic and both back up between four and six. Sarasota Bradenton International Airport is roughly twenty minutes from most of the Ranch, which matters more than people think when family visits every winter. Downtown Sarasota is twenty-five minutes without traffic and closer to forty in season. Season runs January through April, and it is not a myth.
